Always. The old grass and a few inches of soil come out and the ground is regraded to drain. On a big lot that removal is more material, which we account for in the estimate.
Old lawn out, crushed base compacted in layers, weed barrier, then turf seamed and edged with infill brushed in. On a large area, even compaction across the whole field is what keeps it flat.
Warmer than grass in direct sun. Shade from the mature Northridge trees helps a lot, lighter infill helps, and a rinse cools it fast. It matters a handful of days a year.
Not on a quality product, for its warranty term. Cheap turf fades in the Valley sun. On a big visible lawn it is worth spending on face weight and stabilised fibre.

Yes, and the space on a Northridge lot suits it. A putting green is a different, shorter turf on a very flat, heavily compacted base, with a fringe around it. It is a popular add-on where there is room.
A finished, green, low-maintenance yard photographs well and reads as move-in ready. Nothing is guaranteed, but a big lawn that is green in September beats one that is brown.
