Winnetka lots are smaller than the west Valley average, which works in your favor. A front yard turf install or a drought tolerant conversion is one of the more affordable projects we do, and it changes the entire look of the house. We measure and give you a written number rather than a rate that grows once we start.
Both work well on a flat, full sun Winnetka lot. Artificial turf makes sense where you want a green usable surface for kids or a dog. Original postwar systems have been patched for decades, so the heads no longer match, the zoning does not match what is planted where, and there is often a slow leak nobody has spotted. Because a cool season lawn is the wrong plant for a flat, unshaded west Valley lot. There is no marine layer out here and no hillside shade, so the lawn takes full sun all day on clay soil. You can pour water on it and get a mediocre result, or change what is growing there and get a good one for less money.
Yes, in these tracts it is one of the best value jobs we do. Winnetka side yards are narrow, usually a strip of dirt or struggling grass, and they turn into something clean and useful with gravel or decomposed granite, a proper edge, and a stepping stone path. It is a small project with an outsized effect on how the property feels.
Yes. Paver patios, walkways, driveways, and seating walls. On the clay soil here the base matters more than the paver you pick, so we excavate to real depth and compact in lifts rather than setting stone on sand over dirt. More on our hardscaping page.
Yes. Flat lots drain slowly by nature, and if the grade runs toward the house instead of away from it you get standing water after every real storm. We regrade and add drains where the water needs somewhere to go. It is worth fixing before any new planting goes in rather than after.
Winnetka is in LADWP territory, and turf replacement rebate programs have run on and off with changing rates. They usually require you to apply and get approval before the lawn is removed, which is the step people miss. We will tell you what is available when we quote and what the timing has to be.
Anything picked for heat and full sun. Agave, aloe, and larger succulents, ornamental grasses, lavender, rosemary, salvia, and westringia. Olive and desert willow for small trees. What struggles here is anything that wants afternoon shade or steady moisture, because it will not get either.
Yes. Low maintenance is usually the whole brief on a rental, and that is straightforward to deliver. Turf or gravel instead of lawn, planting that survives without attention, and irrigation that is simple and reliable. It cuts the water bill and the ongoing maintenance calls at the same time.
A front yard is usually about a week. A full property with hardscape and drainage takes a few weeks. Smaller Winnetka lots generally move faster than the bigger jobs we do further west, and we give you a real schedule at the estimate.
