Yes. We work east from Woodland Hills through Canoga Park and Winnetka into Reseda regularly. No travel charge, and small projects are welcome.

Take out the lawn. On a flat Reseda lot the lawn is the most expensive, most demanding, and worst looking thing in the yard by September. Replacing it with turf or a drought tolerant layout costs less than people expect on these lot sizes and changes the entire street view of the house.

We do, and it is a good chunk of what we do here. The brief is nearly always the same. Sharp from the street, low water, and nothing that needs weekly attention. Turf or gravel, tough planting, and simple reliable irrigation gets you all three, and it cuts the maintenance calls as well as the bill.

Flat ground and clay soil. Water does not run anywhere, so it sits, and Reseda clay holds it. Sometimes the grade is actually pushing water at the house, which is worse. We regrade and put in drains that give the water a route out. It is unglamorous and it is the thing that protects everything you plant afterward.

It depends what we find. Broken heads and a bad valve are a repair. A system that is fifty years old, leaking in several places, and zoned so a shade bed shares a valve with full sun is a replacement, and patching it is throwing money at a system that will keep failing. We test before quoting so you know which one you have.

It is one of the better investments on a rental. No mowing service, no water, no reseeding between tenants, and it looks the same in August as it does in March. The upfront cost is higher than sod and it pays back over the years you hold the property. Pet installs get a more open base and an odor controlling infill.

Worth converting. It is the hardest ground on any property, baked from both sides by the pavement, and almost impossible to water with spray without soaking the sidewalk. Gravel or decomposed granite with low planting handles it. The city has rules about height and keeping a walkable path from the curb, and we build to those.

Yes. A lot of the original flatwork in Reseda is sixty years old, poured thin, and cracked or lifted over tree roots. We do driveways, walkways, patios, and sidewalk repair. Heat tolerant, full sun material. Succulents and agave, ornamental grasses, lavender, rosemary, salvia, westringia, olive and desert willow. We avoid anything that needs afternoon shade, because on a flat Reseda lot there usually is not any.

Reseda is in LADWP territory and turf replacement rebates come and go with changing terms. They generally need approval before the lawn comes out, so do not let anyone start the demolition until the paperwork is in. We tell you what is running at the time we quote.

Yes. Overgrown planting, dead material, old fencing, broken concrete, and general debris. Clearing and haul away are written into the estimate. On properties that have been let go for a few years this is often the first phase of a full yard renovation, and it is worth seeing the bare canvas before deciding what goes back in.
