It depends on the area and how much old lawn and irrigation has to come out first. We measure and quote the finished job in writing, base and haul-away included. On a rental the number is worth weighing against what you currently spend on water and lawn care every year.
One of the better ones. No mowing service, no water, no reseeding between tenants, and it looks the same year round. The upfront cost is higher than sod and it pays back over the years you hold the property, while cutting the maintenance calls.
A short, dense blade over a fully perforated backing with a zeolite infill that traps odor. Reseda pet installs get a more open base so urine drains straight through. For a rental with tenants who have pets, it is far cleaner than a real lawn that turns to mud.
Yes. Old sod, dead grass, and the sprinkler heads in the turf area come out, and it is written into the estimate. Turf laid over an old lawn settles into every dip, so the removal and regrade matter.
Old grass out, crushed base compacted in layers, weed barrier, then turf, seamed and edged, with infill brushed in. On Reseda clay the compaction decides whether it stays flat. The base is the real work.
Warmer than grass in direct sun. Shade and lighter infill help, and a rinse cools it fast. Most people find it matters a handful of afternoons a year.
On a quality product, yes, for its warranty term. Cheap turf fades and goes shiny after a couple of Valley summers. Face weight and fibre stabilisation matter more than the price per foot.
Most Reseda yards are two to three days on these flat lots. Larger jobs or added hardscape take longer. You get the schedule when we quote.
Yes, lead-free and non-toxic, with an optional shock pad under a play area. It stays clean, which for a family or a rental is a daily benefit.
Yes, better than most real lawns, because the backing is perforated and the base is built to drain. Puddling means the base or grade was wrong, not the turf.
Not up through the backing. Seeds can sprout in the infill or edges, easy to pull, and we lay a barrier under the base. Far less than a real lawn.
Yes. Small Reseda back yards and side strips are common turf jobs, and turf suits an awkward shape because it is cut to fit. A narrow strip a mower cannot reach is easier as turf than as grass.
Turf for a green usable surface, drought-tolerant for decorative areas. On a rental, turf plus gravel is often the lowest-maintenance combination.
The turf carries a manufacturer warranty, usually many years against fading and wear, and our workmanship is warranted on top. On a rental we hand the paperwork straight to the owner so it stays with the property between tenants.
Rinse now and then, brush the paths, blow off leaves, and rinse pet areas more often in summer. No mowing, fertiliser, or sprinkler repairs.
